When Richard and Tina decided it was time to invest in their Lake Oswego home, two spaces rose to the top of the list: a primary bathroom frozen in another decade, and a front entry that didn’t match the warmth they’d worked hard to create everywhere else. Their vision was clear — a light-filled, deeply relaxing bathroom they could finally share, and a front door that felt like the home was greeting them.

The Bathroom Was the One Thing Holding the House Back
- Dark, Overwhelming Tile: The original tile, unchanged since the late '70s, was too dark and too loud, making it impossible to feel calm or refreshed in the space.
- A Shower Built for One: The existing shower was barely large enough for a single person, with no room for the shared, luxurious experience Richard and Tina were dreaming of.
- A Tub That Missed the Mark: The original soaking tub sat on a raised deck that felt dated and clunky — not the serene, freestanding retreat they envisioned.
- A Tight Staircase Standing in the Way: Getting a large enough tub for two up a winding staircase with tight corners was a real logistical puzzle that required creative problem-solving before a single wall was touched.
The Blueprint for Bliss
We partnered with Studio Coop Architecture on this project, where Brian stepped in to navigate the HOA approval process — having recently managed it for a neighbor, he knew exactly how to move it forward.
Studio Coop handled the site plan, structural plans, and HOA submissions, while our team led the finish plans and permitting. From there, designer Kaitlyn approached the space with one guiding principle: openness. She created a “wet room” layout that combined the shower and freestanding tub in a single flowing space, replacing the closed-off shower enclosure with clear glass that floods the room with light and swapping the dated wood window for a vinyl casement to protect against moisture while preserving that gorgeous natural glow.
An oval soaking tub, chosen specifically for its shape and depth, solved both the “big enough for two” wish and the tight-corner delivery challenge.
The Details That Make It Worth Coming Home To
A Front Door That Says "Welcome Home" Before You Even Step Inside
The new craftsman-style wood door with full sidelights, glass accents, and matte black hardware transformed the entry from forgettable to the kind of first impression that makes guests stop and say something.
The Freestanding Soaking Tub, Big Enough for Two
Richard and Tina's wish for a tub they could enjoy together became a reality with this deep, oval soaking tub. The diagonal tub deck faucet placement keeps the interior open so they can sit face-to-face, and the deck doubles as a laptop perch for their favorite films.
The Open Wet Room Shower
By removing the shower door and designing an open wet room with a rain arm showerhead, the space feels dramatically larger, and the thoughtful slope of the curbless shower floor keeps water exactly where it belongs, without the visual interruption of a threshold.
Custom Vanity with Double Sinks and Thoughtful Storage
New custom cabinetry gave Richard and Tina the storage they'd always wanted, with double sinks so mornings no longer require a queue, and vanity toe kick lighting that serves as a soft nightlight when the house is quiet.
