The Home They Loved Finally Caught Up with the Life They'd Earned
Marv and Karen had spent years in their Beaverton home, but as retirement arrived, their house simply wasn’t keeping pace. Marv and Karen had discovered a passion for ceramics and sculpture and needed a real studio space to pursue it, and together they wanted a main-level primary suite where they could settle in comfortably for the long haul. They came to us with a clear vision, and we got to work building it.

A Good Home, Stretched Thin
- No Main-Level Primary Suite: With no bedroom suite on the main floor, staying in the home long-term meant navigating stairs every day, a setup that wasn't practical or sustainable for aging in place.
- No Space for Marv's Studio: Marv had taken up ceramics and sculpture in retirement, but there was nowhere in the home to run a kiln, store equipment, or do serious creative work.
- A Steeply Sloped Backyard: The property dropped off sharply in the back, requiring significant soil work and retaining walls before the foundation could be poured.
- Disconnected Outdoor Living: The backyard's beautiful green space was right there, but the existing deck offered no real connection to it, leaving a natural gathering spot untapped.
Two Levels of Intention, Designed for Now and Later
We designed a two-level addition that expanded the home from 1,915 to 2,867 square feet, built entirely around how Marv and Karen live. Upstairs, a serene primary suite perches among the treetops, with windows and transoms placed to frame the green space views while keeping neighbors out of sight. Below, Marv’s ceramics studio has its own entrance, 220V power for his kiln, and a full bathroom, with all the utilities and MEPs in place for a future ADU conversion when they’re ready.
The Spaces That Made It a Happy Place
A Primary Suite in the Trees
Large, strategically placed windows frame the lush green space behind the home, giving Marv and Karen a peaceful, private treetop retreat that turns an ordinary morning into something that feels like a getaway.
Marv's Ceramics Studio
Designed from the ground up around Marv's creative practice, the lower-level studio includes 220V power for his kiln and plumbing for a utility sink, giving him a dedicated, professional-grade space to do the work he loves right at home.
The Sitting Room That Sets the Tone
A gracious sitting area creates a warm transition between the dining room and the primary bedroom, giving the suite a true sense of arrival and offering Marv and Karen a quiet spot to unwind at either end of the day.
An L-Shaped Deck Built for the View
The new L-shaped deck with fresh stairs ties the addition to the outdoors in a way the home never had before, creating an inviting outdoor living space that opens right onto the green space beyond the backyard.

Gas Fireplace
A cozy gas fireplace with a simple tile surround was added to the suite, bringing warmth and ambiance without blocking the views Marv and Karen love.
Waterproofed Deck Underside
The underside of the deck was waterproofed, creating a fully usable outdoor workspace directly below, a natural extension of the ceramics studio for open-air projects.
Remodeled Interior Staircase
The existing staircase was updated with new pickets and fresh paint, tying the original home and the new addition together in one cohesive look.
Zero-Step Entry
The addition was designed with a zero-step entry, supporting ease of access from the dining room to the bedroom.
Carefully Matched Flooring
New flooring was matched to the existing home throughout, with a thoughtfully varied layout in the nook area to blend old and new without a visible seam.
Future ADU Ready
The lower-level studio was prepped with an electrical subpanel and plumbing to allow for a simple conversion into an Accessory Dwelling Unit whenever the time is right.

What started as a practical conversation about aging in place became something far more meaningful: a home that truly fits the people living in it. Today, Marv has a studio built for the craft he loves, and he and Karen have a serene treetop retreat and outdoor spaces designed to be enjoyed for decades to come.
